Run one of the ads or both; incorporate some of the promotional ideas or all of them! The choice is yours. It will depend on your budget and how much effort you’d like to put into ads. Some months, you may want to do more than others. You may also want to change the suggested dates or campaign durations. This will be up to your discretion. Additionally, once you find an ad that is getting you results, you may want to continue to run that until your results diminish.

Note: Please follow all rules and regulations regarding advertising your services, specific listings, and all other real estate activities, on Facebook and online in your state. We cannot provide compliance information as every state is different. Check with your local Realtor association or real estate governance board for information on what is allowed and what is not.

Ad 1:

Pre-Listing Seller Guide (Leads Ad)

Campaign Type: Leads

Collect your leads using a Facebook form (More advanced option: collection using a landing page on your website). Choose one of the image options below, according to your brand and preferences. Feel free to customize as well!

✓ Special Ads Category?: Yes, select this to remain in compliance with Facebook ad rules regarding housing.

Dates: Anytime this month

Audience to Target:

  • Age 18+, Male & Female, 20 mile radius around your location (you won’t be able to change this since it’s a Special Ad Category)

 

Additional Instructions:

  • Collect lead contact information with a form within Facebook: Select highest volume and have very few form questions (i.e. just name and email or name, email & phone number)
  • Select Manual Placements and make sure only Facebook and Instagram are selected for best results.
  • Leave all other default selections. Budget is at your discretion but we recommend at least $20/day for optimal results.
  • Call-to-Action: Send a message
  • Image: Create a carousel with 2 of the images below (choose from the different design styles)
  • Send a delivery email with your lead magnet that your leads have signed up for with your ad form (see your Monthly Lead Magnet page for a template to send)

  • Select Manual Placements and make sure only Facebook and Instagram Feeds are selected for best results.
  • Leave all other default selections. Budget is at your discretion but we recommend at least $10/day for optimal results.
  • Image: Share 3 of the slide images below.
  • Call-to-Action: Your choice from: Call now, Contact us, Send email, Send message
  • Link to your website or Instagram profile

Please note that with Awareness Ads, the goal isn’t necessarily getting direct leads. It’s to build your name recognition and brand so that when people think of buying or selling their home,  your name is top of mind. It also increases the likelihood of people giving you their information in a lead form when they see future lead generation ads for you.
