I’ve seen deals fall apart (or drag on way too long) because of a few totally avoidable mistakes. If you’re planning to list this summer, please hear me out on these 4 things:

1️⃣ Neglecting your curb appeal in the heat. 🌿 Dead grass, wilted flowers, and a sun-scorched front yard are the FIRST things buyers see. In the summer market, your exterior has to work harder than ever. Water that lawn, add some fresh mulch, and plant something that actually survives the heat.

2️⃣ Keeping the house too warm for showings. I know, I know — nobody wants a sky-high electric bill. But walking into a hot, stuffy house on a 90-degree day is an instant mood killer for buyers. Cool it down before every showing. That comfort literally influences offers.

3️⃣ Ignoring your competition. More homes hit the market in summer than almost any other time of year. If your price, photos, or presentation aren’t sharp, buyers will just move on to the next one. This is NOT the season to “test the market.”

4️⃣ Waiting too long to list. The summer buyer pool starts thinning out by mid-August — vacations wrap up, school starts, and urgency fades fast. If you’re thinking about selling this summer, the window is now, not later.

🔑 Let’s be real — “move-in ready” is one of the most overused phrases in real estate, and it doesn’t always mean what you think it does.

To a seller, it usually just means the home is livable. Appliances work, nothing is actively broken. That’s often the whole bar. To a buyer, it might mean updated kitchen, fresh paint, zero projects waiting on day one. Both are valid — but they’re not the same thing.

Before you fall in love with a listing that uses those words, here’s what I actually want you to pay attention to:

How old are the mechanicals? A pretty kitchen means nothing if the HVAC, roof, or water heater are on their last leg.

Is it cosmetic or structural? Paint and fixtures are cheap fixes. Wiring, plumbing, and foundation issues are not.

What does the inspection say? Listing descriptions are marketing. The inspection is the truth.

What’s your real bandwidth? Be honest with yourself about how much time, money, and energy you have for projects right now. It matters more than people think.

1️⃣ Your actual budget — not just what you’re approved for. Getting pre-approved for $450k doesn’t mean you should spend $450k. Factor in property taxes, insurance, maintenance, and what your monthly payment actually feels like to live with.

2️⃣ Your non-negotiables vs. your nice-to-haves. You need to know which features you absolutely cannot compromise on and which ones you’re just hoping for. If you don’t decide this before touring, emotions will make the decision for you — and that’s how buyers end up stretching their budget for a home that’s “close enough.”

3️⃣ The neighborhoods that actually work for your life. Commute times, school districts, walkability, proximity to family — whatever matters to you, map it out before you start touring. Falling in love with a house in the wrong location is a painful situation to be in.

4️⃣ How quickly you can move. Are you flexible or do you have a hard deadline? This affects your offer strategy more than most buyers realize. A seller who needs a quick close might take less money for the right timeline.

The buyers who do the best in this market are always the ones who show up prepared. The more clarity you have going in, the more confident you’ll feel when the right home shows up.

📊 I get asked all the time — “so what’s the market actually doing right now?” So here’s my honest take on what I’m keeping a close eye on.

1️⃣ Inventory is creeping up. More homes are hitting the market, which means buyers finally have a little more breathing room than they did a year ago. It’s not a flood — but the shift is real and worth watching.

2️⃣ Homes that are priced right are still moving fast. Don’t let anyone tell you the market is slow across the board. Well-priced, well-presented homes are still getting strong activity. The ones sitting? Usually a pricing conversation that needs to happen.

3️⃣ Buyers are being more selective. With more options available, people aren’t jumping at just anything anymore. Condition and presentation matter more than they did when inventory was basically zero.

4️⃣ Interest rates are still the wild card. Every time there’s a hint of rates shifting, buyer activity responds almost immediately. I’m watching this closely because timing can make a real difference for both buyers and sellers right now.

The market isn’t what it was in 2021 and it’s not what the headlines sometimes make it sound like either. The truth is always somewhere in the middle — and it’s hyper local.

🏡 After working with a lot of buyers, I can tell you — the ones who get the house and the ones who don’t usually aren’t that different on paper. The difference almost always comes down to a few key things.

1️⃣ They’re pre-approved before they fall in love. Not pre-qualified — pre-approved. It’s a stronger position and sellers notice. If you’re not financially ready to move when the right home shows up, someone else will be.

2️⃣ They know what they want before they start looking. Buyers who win offers aren’t making decisions from scratch at every showing. They’ve already worked through their priorities so when the right home shows up, the decision is easy and the move is fast.

3️⃣ They trust the process and their agent. Second-guessing every step, waiting for a “perfect” moment, or lowballing because it feels safer — these are the things that cost buyers houses in a competitive situation. The buyers who win are decisive and informed.

4️⃣ They make clean, compelling offers. Price matters but it’s not always everything. Flexibility on closing dates, a strong earnest money deposit, and limiting unnecessary contingencies can make your offer stand out even if it’s not the highest number on the table.

The market rewards preparation. It really is that simple.

☀️ June is honestly one of the best months to be in the city — and this weekend is no exception. Here’s what I’m loving right now if you’re looking for something to do.

1️⃣ Hit a farmers market. Summer farmers markets are in full swing and there’s nothing better than starting a Saturday morning with local produce, fresh flowers, and a good cup of coffee from a vendor you actually want to support.

2️⃣ Find a rooftop or patio and stay a while. The weather is peak right now — before the real heat of July and August sets in. This is the window. Take advantage of it.

3️⃣ Explore a neighborhood you haven’t spent much time in. Some of my favorite hidden gems in this city are in areas people just don’t think to visit. Walk around, pop into a local shop, grab lunch somewhere new. You might be surprised.

4️⃣ Catch some live music or an outdoor event. June always brings out the best community events — concerts, food festivals, art shows. Check your local event pages because there’s almost always something worth showing up for this time of year.

This city has so much going on and summer is when it really comes alive. Get out and enjoy it this weekend. 🌇

The Part of My Job You Don’t Always See

🏡 Everyone sees the sold signs and the closing day photos. But there’s a whole lot that happens behind the scenes that most people never know about.

1️⃣ The calls and texts that happen at all hours. Questions don’t stop at 5pm in real estate. I’m coordinating with lenders, other agents, inspectors, and attorneys — often all at once — to keep your deal on track. A lot of that happens quietly in the background so you don’t have to stress about it.

2️⃣ The problem solving nobody planned for. Deals rarely go perfectly from start to finish. Appraisals come in low, inspections turn up surprises, financing hiccups happen. A big part of my job is fixing things before you even know they were broken.

3️⃣ The homework before you ever tour a home. Before I take a buyer to a single showing, I’ve already researched the neighborhood, pulled comps, flagged potential concerns, and thought through your priorities. That prep work is what makes our time together actually useful.

4️⃣ The emotional support that comes with the territory. Buying or selling a home is one of the biggest decisions most people ever make. Sometimes you just need someone to talk it through with — and that’s always part of the job too. Genuinely.

⏳ It’s one of the most common questions I’m getting right now — should I buy now or just wait until fall? Honest answer? It depends. But here’s how I’d think through it.

1️⃣ If you’re financially ready, waiting rarely pays off the way people hope. I know it’s tempting to think the market will shift in your favor in a few months. Sometimes it does. But trying to time the real estate market is a lot harder than it sounds — and waiting has its own costs.

2️⃣ Summer inventory is actually working in your favor right now. More homes are available right now than we’ve seen in a while. More options means more negotiating power. That tends to tighten back up in the fall when serious buyers are still active but new listings slow down.

3️⃣ Fall isn’t always the deal season people think it is. Yes, there can be motivated sellers in the fall. But there are also fewer homes to choose from. Trading options for a slightly more motivated seller isn’t always the win it sounds like.

4️⃣ The right time to buy is when YOU are ready. Your job situation, your savings, your life plans — those matter more than what the market is doing in any given month. A home you can comfortably afford now will always beat the “perfect market moment” you waited for.

🌿 Curb appeal can make or break a first impression — and I don’t mean you need to landscape your entire front yard. These are the fixes that actually move the needle.

1️⃣ Clean everything first. Pressure wash the driveway, walkway, and front of the house before you do anything else. You’d be amazed how different a home looks when it’s just clean. It’s the lowest cost, highest impact thing most sellers overlook.

2️⃣ Fresh mulch goes a long way. A clean layer of dark mulch in your flower beds instantly makes the whole front of the house look more intentional and well maintained. It’s inexpensive, it photographs beautifully, and it takes an afternoon.

3️⃣ Deal with the front door. Paint it, update the hardware, add a new house number — or all three. The front door is the focal point of every listing photo and every showing. It deserves a little attention.

4️⃣ Outdoor lighting matters more than people think. A simple updated light fixture by the front door or a few pathway lights makes a home feel warm and inviting — especially in listing photos taken at dusk.

Things I’ve Learned Since Becoming a Homeowner

🏡 Becoming a homeowner teaches you things nobody really prepares you for. Here’s what I wish someone had told me — and what I now tell my clients all the time.

Something will always need fixing. Always. The sooner you make peace with that, the better. Homeownership is not a finish line — it’s an ongoing relationship with a building. Budget for maintenance every single year and you’ll never be completely caught off guard.

Your emergency fund matters more than you think. The month you feel totally settled is usually the month the water heater decides to quit. Having cash set aside specifically for the house is not optional — it’s just part of owning one.

You’ll also start caring about things you never cared about before. Gutters. Grout. The age of the HVAC. Drainage in the backyard. Things that meant absolutely nothing to you as a renter will suddenly consume entire weekends. It’s a whole new world. 😄

But here’s the thing — for all the surprises and maintenance and Saturday trips to the hardware store, there’s something about having your own space that just hits different. It’s hard to explain until you experience it. Worth every bit of it. 🙌

Summer Home Maintenance Checklist

☀️ Summer is here and your home has a little to-do list waiting for you. None of this is complicated — but staying on top of it now saves you from much bigger headaches later. Screenshot this one. 📲

1️⃣ Service your HVAC. Do this before it breaks on the hottest day in August. A quick tune-up keeps it running efficiently all summer and extends the life of the unit. Just get it done.

2️⃣ Clean out your gutters. Spring storms leave behind more debris than you’d think. Clogged gutters lead to water damage, and water damage is never a cheap fix.

3️⃣ Check your caulking and seals. Walk the exterior and look around windows, doors, and anywhere different materials meet. Small gaps turn into bigger problems faster than you’d expect.

4️⃣ Test your smoke and carbon monoxide detectors. You know you should. Here’s your reminder. Fresh batteries take five minutes.

5️⃣ Reseal your deck or outdoor wood. Summer is the best time to do it before the wood dries out or starts to crack. A little preventative care adds years to it.

6️⃣ Flush your water heater. Sediment builds up over time and tanks run less efficiently because of it. Most people never do this — and most people also replace their water heater earlier than they should.

7️⃣ Look at your weather stripping. If cool air is escaping your home, your energy bill is higher than it needs to be. Easy and inexpensive to replace.

🏡 If you’ve been paying attention lately, homes in this neighborhood are not sitting on the market long. There’s a reason for that — actually, a few reasons — and I think it’s worth talking about.

The location is doing a lot of the heavy lifting right now. Buyers are prioritizing walkability, good schools, and easy access to everything — and this neighborhood checks every single one of those boxes. That doesn’t change regardless of what interest rates are doing.

Inventory is also still pretty limited here. There are more buyers actively looking in this area than there are good homes available. When supply is tight and demand stays steady, well-priced homes move fast. That’s just the reality of the market right now and sellers are benefiting from it.

Presentation is playing a bigger role than ever too. The homes that are flying off the market aren’t necessarily the biggest or the most updated — they’re the ones that show well, photograph beautifully, and are priced with intention.

Buyers today are informed and they respond to homes that feel ready.

What this means if you’re thinking about selling — the conditions are genuinely working in your favor right now. A well-prepared home in this neighborhood has a real opportunity to perform exceptionally well. That window won’t stay open forever though.

🥩 Treat him to a great steakhouse dinner. Dad’s weekend deserves a real meal. Make a reservation somewhere he’s been wanting to try and let him order whatever he wants. No splitting the bill, no compromises.

⛳ Get him out on the golf course. A morning round with the guys or a relaxed afternoon with the family — either way, this is a classic for a reason. Book a tee time before they fill up this weekend.

🍺 Find a local brewery or rooftop bar. A cold craft beer on a patio in June is hard to beat. A lot of spots around the city are doing Father’s Day specials this weekend so keep an eye out.

🎣 Take him fishing if that’s his thing. There’s something about a quiet morning on the water that just resets everything. Pack a cooler, leave the phones in the car, and just enjoy it.

🏞️ Get outside and explore a local trail or park. If your dad is the outdoorsy type, a hike or a scenic walk followed by a good lunch is honestly a perfect day.

🎬 Keep it simple with his favorite meal and a movie at home. Sometimes the best gift is just being together without any agenda. Don’t overthink it.

The Most Expensive Mistakes Home Buyers Make

💸 Buying a home is the biggest financial decision most people ever make — and the same mistakes come up over and over again. Here are the ones I see most often and what to do instead.

1️⃣ Buying at the very top of their budget. The bank will approve you for more than you should probably spend. Factor in property taxes, insurance, maintenance, and what that monthly payment actually feels like to live with before you set your number.

2️⃣ Confusing pre-qualification with pre-approval. They are not the same thing. A pre-approval carries real weight with sellers. A pre-qualification is just an estimate. Know the difference before you start touring homes.

3️⃣ Letting emotions drive the offer. Falling in love with a house is easy. Overpaying significantly because of it is a financial decision you’ll be living with for years. A good agent keeps you grounded without talking you out of something great.

4️⃣ Waiving the inspection to be more competitive. I understand why buyers do this. But walking into a home without knowing its condition is a serious gamble. There are smarter ways to write a competitive offer without giving up your right to know what you’re actually buying.

5️⃣ Ignoring the neighborhood and focusing only on the house. You can renovate a kitchen. You can not change the location, the street, or the neighbors. Pay attention to what surrounds the home — not just what’s inside it.

Before You Drop the Price, Check This First

📉 If your home has been sitting on the market and the first instinct is to drop the price — pause. A price reduction might be exactly the right move, but it also might not be. Before you go there, let’s look at a few things first.

How are your photos? This is the one sellers underestimate most. In today’s market, buyers are making snap judgments based on listing photos before they ever set foot inside. Dark, unflattering, or just mediocre photos can quietly kill a listing’s momentum in the first week. A price drop won’t fix a presentation problem.

How does your home show in person? Clutter, strong odors, dated staging, and poor lighting all affect how buyers feel when they walk through the door — and how they feel drives what they’re willing to offer. Sometimes a deep clean, a fresh coat of neutral paint, and a little editing goes further than cutting $10,000 off the price.

How are you priced relative to what’s actually closing right now? Not what’s listed — what’s closing. The market moves and comps from six months ago may not reflect where buyers are today. If similar homes are consistently closing below your price, that’s a real conversation. But if the comps support you, the issue probably isn’t the number.

How much traffic and feedback have you actually gotten? Low showings and low offers tell different stories. Low showings usually point to a price or marketing problem. Low offers usually point to a presentation or condition problem. Knowing which one you’re dealing with changes the solution completely.

A price reduction is sometimes absolutely the right call — and I’ll always tell you straight when it is. But it should be a deliberate, informed decision, not just the first thing you reach for when the market feels quiet.

🏖️ Head to the beach. Nothing beats a full beach day in the summer. Pack a cooler, leave early to beat the traffic, and don’t come back until the sun goes down. You already know you need this.

🏔️ Find a mountain trail. If you haven’t done a summer hike with views at the top, put it on the list immediately. The drive alone is worth it and there’s nothing like earning that scenery.

🍷 Do a winery or vineyard tour. A Saturday afternoon driving through wine country with good company is genuinely one of the best ways to spend a summer day. Most vineyards have outdoor seating and live music on weekends this time of year.

🏘️ Explore a charming small town nearby. Every city has one within an hour or two — the kind of place with great local restaurants, independent shops, and zero chain stores. Wander around, have a long lunch, and slow down for a few hours.

🎡 Hit an outdoor festival or fair. Summer is peak festival season and there’s almost always something worth driving to on any given weekend. Food, music, art — take your pick.

🚣 Find a lake or river for the day. Kayaking, paddleboarding, swimming, or just floating with a drink in hand — water and summer just belong together.

How to Make Your Home Feel Cooler This Summer

🌡️ Nobody wants to crank the AC all summer and get a bill that makes them want to cry. Here are some simple ways to keep your home feeling cooler without running your system into the ground.

1️⃣ Block the sun during peak hours. This sounds obvious but most people don’t actually do it. Closing blinds and curtains on south and west facing windows between noon and 4pm makes a surprisingly significant difference in how warm your home gets during the day.

2️⃣ Use ceiling fans the right way. Make sure your fans are running counterclockwise in the summer. That pushes cool air down instead of pulling it up. A ceiling fan can make a room feel several degrees cooler without touching the thermostat.

3️⃣ Switch to LED bulbs if you haven’t already. Traditional incandescent bulbs throw off more heat than most people realize. LED bulbs run cooler, last longer, and save money on your energy bill. A genuinely easy win.

4️⃣ Keep interior doors open. Closing off rooms restricts airflow and makes your AC work harder to circulate cool air through the rest of the house. Open doors help everything breathe a little better.

5️⃣ Avoid using the oven during the hottest part of the day. Cooking indoors in the middle of a summer afternoon heats your home up fast. Grill outside, use the microwave, or save the oven for evenings when things cool down.

6️⃣ Get your AC filter changed. A clogged filter makes your system work twice as hard to push the same amount of air. It’s a five minute fix that most homeowners put off way too long — and it makes a real difference in both performance and energy cost.

7️⃣ Add some indoor plants. Certain plants naturally help regulate humidity and cool the air around them. Snake plants, aloe, and ferns are all great options and they look good doing it. 🌿

It didn’t happen by accident and it didn’t happen by luck. Every single step was intentional from the moment we decided to put this home on the market and I want to walk you through why it worked.

We started with pricing. Not wishful thinking pricing — strategic pricing based on what was actually closing in this market right now. Overpricing a home feels safe but it almost always backfires. Buyers are informed and they know when something is off. We came in at a number that created real interest and real urgency.

Then we focused on presentation. Before a single photo was taken we made sure this home was showing at its absolute best. 1️⃣ Declutter and depersonalize every single room. This is the one sellers resist the most and the one that matters the most. Buyers need to be able to picture themselves living in your home — and that’s really hard to do when it’s full of your stuff. Pack up the personal photos, clear the countertops, edit every room down to the essentials. Less always photographs better and shows better.

2️⃣ Handle the small repairs you’ve been ignoring. That leaky faucet, the scuffed baseboards, the door that doesn’t close quite right — buyers notice everything and small deferred maintenance sends a signal that the bigger stuff might have been ignored too. You don’t need to renovate. You just need the home to feel well cared for.

3️⃣ Get professional photos taken before anything goes live. This is non negotiable in today’s market. Your listing photos are your first showing and most buyers will decide whether to tour your home based on them alone. A great photographer makes an average home look good and a good home look exceptional. It is always worth it.

None of this is overwhelming — but doing all three before you list puts you in a completely different position than the sellers who just stick a sign in the yard and hope for the best.

Preparation looks like luck from the outside.

My Honest Take on the City Market This Month

📊 I try to do this every month because I think you deserve a straight answer instead of the usual “it’s a great time to buy AND sell!” take that helps nobody. So here’s what I’m actually seeing out there right now.

Inventory is up compared to where we were a year ago. That’s real and buyers are feeling it. There are more options, a little more breathing room, and in some price points sellers are having to work harder than they were in 2022 and 2023.

If you’re buying, that shift is in your favor.

That said, well-priced homes in good condition are still moving. The narrative that the market has completely cooled off is just not accurate — at least not here. What’s sitting is overpriced, underprepared, or both. What’s moving is dialed in from day one.

Rates are still the elephant in the room. They’re keeping some buyers on the sidelines and I understand that completely.

But I’m also watching a lot of those buyers get priced out slowly while they wait for a perfect moment that may or may not come. It’s a genuinely tough call and I won’t pretend otherwise.

The sweet spot right now is the move-in ready, well-located home in the mid price range. Demand there has stayed remarkably consistent and competition shows up fast when something good hits the market.

Bottom line — this is not a market to navigate on autopilot. Whether you’re buying or selling, the strategy matters more than it did when everything was moving regardless. That’s actually where a good agent earns their keep.
