Authority Content

Start here! Before you do your monthly video please make 3 Authority Content videos (if you’ve already done this, move on to the next section!)

Here’s the Strategy:

Create 3 base videos for your Youtube channel (and you can repurpose them for Instagram, Facebook or wherever you want them!). This will serve as a foundation for your real estate brand and it gives interested leads a way to consume more of your content, get to know you and your knowledge even further, and helps move them from a completely cold lead (total stranger) to a red hot lead (a new client!).

People want to work with those they know, like, and trust, and video content is one of the very best ways to do that. They get to see your smiling face, get to know you and how you operate, and get to know the area with the help of your expertise! These videos when posted to Youtube have the potential to show up in Google searches, enhancing your local reach and enabling you to get in front of more potential buyers & sellers.

So before you start filming the monthly video below, please film 3 Authority Content videos. Here are a few ideas:

  • What [$] Gets You in [City]
  • Home tours in [City]
  • New construction tour in [city]
  • Neighborhood tours/guide in [city]
  • Everything I do for a new listing in [City]
  • Come do an open house with me in [City]
  • 5 Best things about living in [City]
  • 10 Common Questions i always get asked as a [City] Real estate agent

Sensing a theme? We want to position you as THE authority in your city. So having local-focused real estate content for your 3 Authority Content videos is key to building your name recognition, as well as trustworthiness and credibility for new leads.

Note: If you’ve already completed this step and have your 3 Authority Content videos posted, move on to the next step (filming & publishing your monthly Brand Builder video below).

The Real Cost of Waiting to Buy a Home in City

This video is designed to help buyers think beyond the obvious question of “Should I buy now or wait?” and understand what waiting can actually cost them over time. The goal is not to pressure anyone into buying before they’re ready — it’s to educate them on the bigger picture, including rising home prices, rent payments, competition, and missed equity. This is a great video for real estate agents because it positions you as a trusted advisor instead of just someone trying to sell homes. You’re helping buyers make a smarter, more informed decision, which builds trust and gives people a reason to reach out before they’re actively touring homes.

Title:

I Went to 5 Open Houses in [City] This Weekend — Here’s What I Noticed

Description:

Thinking about buying a home but wondering if you should wait? In this video, I’m breaking down the real cost of waiting to buy a home, including how rising home prices, rent payments, buyer competition, and missed equity can impact your long-term financial goals.

If you’re a first-time home buyer, relocating buyer, or current renter trying to decide whether now is the right time to buy, this video will help you understand the bigger picture. Waiting for the perfect market can feel safe, but it can also come with hidden costs that many buyers don’t consider.

We’ll talk about what happens when home prices increase, how monthly rent adds up, why buyer competition can change quickly, and how homeownership can help you build equity over time.

Buying a home should always make sense for your budget and lifestyle, but having the right information can help you make a confident decision.

If you’re wondering whether buying a home this summer makes sense for you, reach out anytime. I’d be happy to help you understand your options and create a smart plan for your next move.

1️⃣ Start with a strong hook.
Open the video with a question that stops the viewer from scrolling, like: “If you’re waiting to buy a home because you think it will save you money, this video is for you.”

2️⃣ Film in a simple, clean setting.
You don’t need anything fancy. Sit or stand near a window, use natural light, and make sure the background is clean and not distracting.

3️⃣ Keep the tone conversational.
Talk like you’re explaining this to a buyer over coffee. This topic can feel stressful, so keep it helpful, calm, and approachable.

4️⃣ Break the video into 4 simple points.
Cover rising home prices, continued rent payments, buyer competition, and missed equity. This keeps the video organized and easy to follow.

5️⃣ Use local examples when possible.
Mention what you’re seeing in your own market. For example: “In our area, buyers who waited last year are now seeing fewer options in their price range.”

6️⃣ Avoid sounding pushy.
Make it clear that buying should still make sense for their budget and lifestyle. The message is not “buy immediately.” The message is “understand the full cost of waiting.”

7️⃣ Add simple text on screen.
Use short phrases like “Rising Prices,” “More Rent Paid,” “More Competition,” and “Missed Equity” to make the video easier to watch.

8️⃣ End with a helpful call-to-action.
Invite viewers to reach out if they want to understand what buying could look like for them this summer.

If you’ve been waiting to buy a home because you’re hoping the market will get easier, I completely understand. Buying a home is a big decision, and nobody wants to feel like they’re making the wrong move.

But here’s the thing a lot of buyers don’t always think about: waiting can have a cost too.

The first thing to consider is home prices. If prices continue to rise in your area, the same home you’re looking at today could cost more a few months from now. That means you may need a larger down payment, a higher monthly payment, or you may have to adjust what type of home you can afford.

The second thing is rent. Every month you wait, you’re still paying for housing. But instead of that money going toward a home of your own, it’s going to your landlord. Renting can absolutely make sense in certain seasons of life, but if your goal is to buy, it’s important to look at how much you’re spending while you wait.

The third piece is competition. A lot of buyers are waiting for the “perfect” moment. The challenge is, when everyone decides to jump back into the market at the same time, competition can heat up quickly. That can mean more multiple-offer situations, less negotiating power, and more pressure to move fast.

And finally, there’s missed equity. One of the biggest benefits of homeownership is building equity over time. When you wait, you may also be delaying the opportunity to build wealth through your home.

Now, this does not mean everyone should rush out and buy a home tomorrow. The right time to buy depends on your budget, your goals, your timeline, and what’s happening in your local market.

But if you’ve been sitting on the fence, it may be worth looking at the numbers instead of just waiting and hoping things change.

If you’re curious what buying could look like for you this summer, I’d be happy to walk you through your options and help you decide whether now makes sense — or whether waiting is actually the better move for your situation.
