📊 I get asked all the time — “so what’s the market actually doing right now?” So here’s my honest take on what I’m keeping a close eye on.
1️⃣ Inventory is creeping up. More homes are hitting the market, which means buyers finally have a little more breathing room than they did a year ago. It’s not a flood — but the shift is real and worth watching.
2️⃣ Homes that are priced right are still moving fast. Don’t let anyone tell you the market is slow across the board. Well-priced, well-presented homes are still getting strong activity. The ones sitting? Usually a pricing conversation that needs to happen.
3️⃣ Buyers are being more selective. With more options available, people aren’t jumping at just anything anymore. Condition and presentation matter more than they did when inventory was basically zero.
4️⃣ Interest rates are still the wild card. Every time there’s a hint of rates shifting, buyer activity responds almost immediately. I’m watching this closely because timing can make a real difference for both buyers and sellers right now.

☀️ June is honestly one of the best months to be in the city — and this weekend is no exception. Here’s what I’m loving right now if you’re looking for something to do.

🏡 Becoming a homeowner teaches you things nobody really prepares you for. Here’s what I wish someone had told me — and what I now tell my clients all the time.
Something will always need fixing. Always. The sooner you make peace with that, the better. Homeownership is not a finish line — it’s an ongoing relationship with a building. Budget for maintenance every single year and you’ll never be completely caught off guard.
Your emergency fund matters more than you think. The month you feel totally settled is usually the month the water heater decides to quit. Having cash set aside specifically for the house is not optional — it’s just part of owning one.

Father’s Day weekend is here and this city has plenty of ways to make it a good one. Whether your dad is a foodie, an outdoors guy, or just someone who appreciates a cold drink and good company — there’s something on this list for him.
🥩 Treat him to a great steakhouse dinner. Dad’s weekend deserves a real meal. Make a reservation somewhere he’s been wanting to try and let him order whatever he wants. No splitting the bill, no compromises.
⛳ Get him out on the golf course. A morning round with the guys or a relaxed afternoon with the family — either way, this is a classic for a reason. Book a tee time before they fill up this weekend.
🍺 Find a local brewery or rooftop bar. A cold craft beer on a patio in June is hard to beat. A lot of spots around the city are doing Father’s Day specials this weekend so keep an eye out.
🎣 Take him fishing if that’s his thing. There’s something about a quiet morning on the water that just resets everything. Pack a cooler, leave the phones in the car, and just enjoy it.
🏞️ Get outside and explore a local trail or park. If your dad is the outdoorsy type, a hike or a scenic walk followed by a good lunch is honestly a perfect day.
🎬 Keep it simple with his favorite meal and a movie at home. Sometimes the best gift is just being together without any agenda. Don’t overthink it.

🏔️ Find a mountain trail. If you haven’t done a summer hike with views at the top, put it on the list immediately. The drive alone is worth it and there’s nothing like earning that scenery.
🍷 Do a winery or vineyard tour. A Saturday afternoon driving through wine country with good company is genuinely one of the best ways to spend a summer day. Most vineyards have outdoor seating and live music on weekends this time of year.
🏘️ Explore a charming small town nearby. Every city has one within an hour or two — the kind of place with great local restaurants, independent shops, and zero chain stores. Wander around, have a long lunch, and slow down for a few hours.
🎡 Hit an outdoor festival or fair. Summer is peak festival season and there’s almost always something worth driving to on any given weekend. Food, music, art — take your pick.

☀️ Thinking about listing this summer? The market is active right now but that doesn’t mean any home in any condition will fly off the market. A little preparation goes a long way. Here are the three things I tell every seller to do first.
1️⃣ Declutter and depersonalize every single room. This is the one sellers resist the most and the one that matters the most. Buyers need to be able to picture themselves living in your home — and that’s really hard to do when it’s full of your stuff. Pack up the personal photos, clear the countertops, edit every room down to the essentials. Less always photographs better and shows better.
2️⃣ Handle the small repairs you’ve been ignoring. That leaky faucet, the scuffed baseboards, the door that doesn’t close quite right — buyers notice everything and small deferred maintenance sends a signal that the bigger stuff might have been ignored too. You don’t need to renovate. You just need the home to feel well cared for.
3️⃣ Get professional photos taken before anything goes live. This is non negotiable in today’s market. Your listing photos are your first showing and most buyers will decide whether to tour your home based on them alone. A great photographer makes an average home look good and a good home look exceptional. It is always worth it.
None of this is overwhelming — but doing all three before you list puts you in a completely different position than the sellers who just stick a sign in the yard and hope for the best.

📊 I try to do this every month because I think you deserve a straight answer instead of the usual “it’s a great time to buy AND sell!” take that helps nobody. So here’s what I’m actually seeing out there right now.
Inventory is up compared to where we were a year ago. That’s real and buyers are feeling it. There are more options, a little more breathing room, and in some price points sellers are having to work harder than they were in 2022 and 2023.
If you’re buying, that shift is in your favor.
That said, well-priced homes in good condition are still moving. The narrative that the market has completely cooled off is just not accurate — at least not here. What’s sitting is overpriced, underprepared, or both. What’s moving is dialed in from day one.
Rates are still the elephant in the room. They’re keeping some buyers on the sidelines and I understand that completely.
But I’m also watching a lot of those buyers get priced out slowly while they wait for a perfect moment that may or may not come. It’s a genuinely tough call and I won’t pretend otherwise.
The sweet spot right now is the move-in ready, well-located home in the mid price range. Demand there has stayed remarkably consistent and competition shows up fast when something good hits the market.
Bottom line — this is not a market to navigate on autopilot. Whether you’re buying or selling, the strategy matters more than it did when everything was moving regardless. That’s actually where a good agent earns their keep.
