Here’s what I’m seeing in [City] right now: there are more homes available than buyers were seeing earlier this year, but the best-priced homes are still moving quickly. On average, homes are taking a few weeks to sell, which means buyers may have a little more breathing room — but not enough to move slowly on a home they really love.
Pricing still matters more than anything. Homes that are priced well and show well are getting attention, while homes that come on too high are sitting longer and often needing price adjustments. The average sale price is also showing us that buyers are still active, but they’re being more selective about condition, location, and monthly payment.

1️⃣ Wait to get pre-approved until after you find the house
Because nothing says “strong buyer” like scrambling to call a lender while someone else is already writing an offer.
2️⃣ Assume the seller will wait for you
Take your time. Think it over for a few days. Revisit the photos 47 times. Just know another buyer may be using that same time to submit a clean, serious offer.
3️⃣ Ignore your budget until you’re emotionally attached
Fall in love first, figure out the payment later. What could possibly go wrong?
4️⃣ Make a low offer just to “see what happens”
Sometimes there’s room to negotiate. But if the home is priced well and getting attention, a weak offer can take you out of the running fast.
5️⃣ Treat every small flaw like a deal-breaker

When buyers walk into a showing, they usually notice the obvious things first — the kitchen, the paint colors, the flooring, the backyard, and whether the home feels “cute” right away.
But as a real estate agent, I’m looking a little deeper.
1️⃣ The layout
A home can be beautifully updated, but if the layout doesn’t work for your daily life, that matters. I’m paying attention to flow, bedroom placement, storage, natural light, and how the space will actually function once you live there.
2️⃣ The condition beyond the finishes
Fresh paint and pretty staging are nice, but I’m also looking for signs of deferred maintenance, roof age, HVAC condition, water stains, drainage issues, and anything that may need a closer look during inspection.
3️⃣ The location within the neighborhood
Not all homes in the same neighborhood are equal. I’m noticing road noise, lot position, parking, nearby traffic patterns, privacy, and how the street feels at different times of day.
4️⃣ The long-term potential
I’m always thinking about whether the home fits your needs now and whether it still makes sense a few years from now. Can it grow with you? Will it be easy to resell? Are there updates that could add value over time?
A pretty home is great, but a smart home purchase is about more than pretty.
